The usual order in Indonesia runs: booking fee, down payment, mortgage application, document check and appraisal, the bank's approval letter (SP3K), akad kredit signed together with the AJB, the bank releases the loan, the certificate is transferred into your name, and the house is handed over. Cabana has not published its own version of this sequence, so confirm each step and its deadline with the marketing team before you pay anything.
Cabana has not published a list of partner banks, so we do not name one here. The banks shown on the mortgage calculator page are the ones generally lending for house purchases in Indonesia, with their published base mortgage rate. Ask the marketing team which banks already have an agreement for this cluster, because a bank that does will move your file faster than one that does not.
The amount is not published, so ask the marketing team for the figure that applies to the type you want. On the refund question, read the booking form before you sign it: Indonesian developers commonly treat a booking fee as forfeit once the buyer cancels or misses the down payment deadline, and some deduct it from the down payment instead. Whatever you are told verbally, make sure the same words appear on the form.
Assume it is not unless the marketing team tells you in writing that it is. BPHTB is the buyer's tax, charged at 5% of the transaction value less the non-taxable threshold, and it has to be paid before the AJB can be signed. Jakarta also has a relief scheme for a first landed house below a set NJOP threshold, which for a buyer who qualifies takes the amount to zero. Whether that scheme is in force this year, and whether your own record and this house qualify under it, are two separate questions, and both are answered by the notary handling your akad and by Bapenda DKI. Ask them before you budget either way.
The items that usually appear are the bank's provision and administration fees, the appraisal, the notary and PPAT fee, the AJB, BPHTB, the certificate transfer, life and fire insurance, and the state registration fee. The calculator on this site puts an estimate against the main ones so you can see the order of magnitude. Ask the marketing team and the bank for a written breakdown before the akad date, because the exact amounts are set by them, not by us.
The houses are marketed as ready to occupy, so there is no construction period and no future handover date. In practice the handover follows the akad and the release of the loan. Walk through the house and list anything that needs fixing before you sign the handover minutes, not after.
IMB no longer exists as a permit. Since 2021 the building permit is the PBG (Persetujuan Bangunan Gedung), and a finished building also needs an SLF (Sertifikat Laik Fungsi). Ask the marketing team to show you the PBG and the SLF for this cluster, and check that the drawings they cover match the house you are buying.
A cluster with a gate, a security post, CCTV and a planted lane has running costs, and those are normally shared by the owners. Cabana has not published a figure or said who collects it, so ask the marketing team what the charge is, what it covers and who manages it before you book.
No warranty period is published. Ask the marketing team whether one is given, how long it runs from handover, what it covers and how a claim is made, and get the answer in the purchase documents rather than in a chat message.
No. The subsidised FLPP scheme caps the house price well below what a Jakarta cluster of this size costs, so these units fall outside it. The mortgage route here is an ordinary commercial KPR.
